Real Estate Sales & Development

If you are transferring real estate in Maine, either buying, selling, or just deeding, I provide several services at an affordable flat rate:

  • Residential sale: Advise on purchase and sale agreement, prepare deed, review closing documents. With the flat rate I am available as needed for any questions or concerns that come up. Attendance at closing if need be.  $550  (Execute documents at closing with power of attorney - add $100).

  • Residential Purchase: Assist with preparation of purchase and sale agreement, review existing property deed and closing documents.  With the flat rate I am available as needed for any questions or concerns that come up.  Attendance at closing if need be.  $550  (Execute documents at closing with power of attorney - add $100). 

  • Quitclaim or Warranty Deed:  Prepare deed and record in the registry of deeds: $375 (does not include county recording fees, or transfer tax, if applicable). Request a deed here.

  • Commercial Purchase or Sale: Same services as residential, plus additional work as needed depending on the transaction.

  • Promissory note and mortgage deed: Prepare the promissory note for seller-financed conveyance, and prepare the mortgage deed to secure the note: $450 (does not include county recording fees)

  • Closing Title Services— If you are purchasing property without financing (i.e., a cash purchase), we can offer title services and title insurance. Contact us for more information.

  • Easement Deed:  Grant of the right to use of property (e.g., right-of-way, septic, or well easement) with or without compensation.  Contact us for more information.

 

Other land use services I offer are done at an hourly rate.
